4. Concrete Work

6. Pavers

7. Property Maintenance
Request seasonal or ongoing property maintenance, including yard cleanups and snow removal. Snow removal can show a preliminary range; other maintenance services are reviewed based on property size, frequency and scope.

General property maintenance is priced after confirming property size, frequency and requested tasks. Lower-end snow-removal starting ranges before GST remain $35-$55 per visit or $400-$650 per season for a standard residential driveway and walkway. De-icing is added per application. Multi-family and commercial properties require a site/service review.
8. Legal Basement Suite
Use this section for a new secondary suite or to review an existing basement suite for legalization.
Lower-end preliminary budgeting before GST: legalizing an existing suite starts around $25,000-$45,000 when upgrades are required; a new legal suite starts around $53,000-$68,000 before any required new entrance. New entrances and egress windows are added separately. These are non-binding allowances only; code upgrades and existing conditions can change the final scope substantially.
9. Basement Walkout
A basement walkout is structural work. The estimator now provides a broad preliminary budget while still requiring an on-site and engineering review.
Lower-end preliminary allowance before GST: about $10,000-$20,000 for a straightforward new basement entrance/walkout, with higher ranges for deep excavation or difficult retaining/drainage conditions. Structural design, excavation, drainage, shoring and permits must be confirmed before a final quote.
10. Bathroom Renovation
